| Subdividing "A-40" Zoned Land in Northern and Eastern Solano County: |
In order for a parcel of land to be subdivided, the subdivision must conform to the County's zoning regulations, the County's General Plan, as well as the Uniform Regulations Governing Agricultural Preserves if the parcel is subject to a Williamson Act Contract.
Much of the land located in the unincorporated areas of Solano County to the East of Interstate Highway 505 is currently zoned "A-40" (Exclusive Agriculture, 40 acre minimum new parcel size).
The General Plan, however, only allows for an 80 acre minimum new parcel size in these areas, with the exception of highly productive lands such as orchards and vineyards, which can be subdivided down to a 40 acre minimum new parcel size.
Therefore, if a parcel located in the north and east areas of Solano County is zoned "A-40" and is developed as orchard or vineyard land, it may be subdivided down to a minimum new parcel size of 40 acres. Otherwise, it is limited to a minimum new parcel size of 80 acres.

Parcels under Williamson Act Contract are subject to additional restrictions on subdivision. If the parcel was entered into contract before December 27, 1977, it can only be subdivided down to a 41 acre minimum new parcel size. If the parcel was entered into contract after December 27, 1977, it can only be subdivided down to an 80 acre minimum new parcel size.
Therefore, if a parcel located in the north and east areas of Solano County is zoned "A-40" and is developed as orchard or vineyard land, but was entered into a Williamson Act Contract after December 27, 1977, then it may only be subdivided down to a minimum new parcel size of 80 acres.
